Inspections & Appraisals

Most buyers will have the property examined by a licensed property inspector.

The Buyer's Property Inspection

Most buyers order licensed inspections to confirm condition. Inspection timelines are in the Purchase Agreement; buyers may bring specialty inspectors (roof, HVAC, plumbing, etc.). If the buyer needs financing, the lender will order an appraisal to confirm the home’s value. We prepare your property and documentation to support a smooth appraisal and inspection process.

The Closing Agent

A title company or attorney will act as closing agent to confirm clear title and manage transfer of ownership. They review recorded history and certify the title is free of encumbrances at closing.

What else you should know...

Contingencies

Contingencies—like inspections and financing—must be satisfied before a contract becomes binding. Typical buyer steps include: securing financing and insurance, reviewing title and disclosure documents, and completing inspections (roof, pests, pool, septic, mold, lead paint, HVAC, etc.). Responding objectively and strategically to renegotiation requests protects your position—this is where an experienced listing agent adds real value.

Loan Approval and Appraisal

Prefer buyers who provide lender pre-approval, approval letters, or written loan commitments rather than just pre-qualification. Expect a lender appraiser to confirm the property value as part of the financing contingency.
