Can you hold a place before I apply?
Properties are generally rented on a first-come, first-served basis once a completed application and required fees are submitted. At Twelve Point Property Management we recommend applying promptly to improve your chances of securing a rental in the San Antonio market. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Move-in costs vary by property; most tenants pay the first month’s rent and a security deposit before move-in, and some properties may also require last month’s rent. Refer to the individual listing or lease for exact move-in requirements. -
How old do you have to be to apply?
Applicants must be of legal age to sign a lease, which is typically 18 years or older. -
Is the deposit refundable?
Security deposits are generally refundable if the unit is returned in good condition, accounting for normal wear and tear and compliance with lease terms. Deductions may be taken for unpaid rent, damage beyond normal wear, or required cleaning. -
Who needs a cosigner?
A cosigner may be required when an applicant doesn’t meet income, credit, or rental history qualifications. Cosigners must meet financial requirements and sign a guarantor agreement as part of the application process. -
You have a property I want to rent. How do I apply?
Applications are usually accepted online through our tenant portal or in person. A complete application, the application fee, and documentation such as proof of income and ID are required for processing. -
How do I pay rent?
Rent payments can typically be made online via the tenant portal, by automatic bank transfer, or by check/money order depending on the property’s accepted payment methods. -
I want to get a pet. What do I do?
Review your lease and contact management before bringing home a pet. Some properties allow pets with a pet deposit or monthly pet rent and specific breed/size restrictions; others may not allow pets. We handle pet requests transparently to protect both the property and residents. -
I want to move out, but my roommate wants to stay. What do I do?
Leases usually hold all tenants responsible for the full lease term. If one tenant plans to remain, that person must qualify on their own or the departing tenant must secure an approved replacement with manager approval. Contact management early to discuss options and necessary paperwork. -
My lease expiration is coming and I want to move out. What do I do?
Check your lease for the required written notice period and submit your intent to vacate in writing by the deadline. Providing timely notice helps avoid holdover charges and supports a smooth move-out process. -
Who is responsible for paying for repairs & maintenance requests?
Twelve Point Property Management coordinates routine maintenance and repairs to preserve property value and resident comfort. Tenants are responsible for damages caused by negligence or misuse. Submit maintenance requests promptly through the designated portal or contact so issues can be resolved quickly and transparently.
